Buying Process

Buying a home is a process, and not an event. Location is very important when deciding where to buy, but it's clearly a misplaced priority to start thinking about location when you have not yet been pre-approved (proof of employment and/or regular monthly income checks in line with applicable anti-money laundering requirements) with your income being checked (budget).

In line with our cost and tax efficiencies (operational efficiency), we don't discuss property details until you have pre-approved (proof of permanent employment and regular net monthly income above GHs5,000 or $1,500 for non-cedi earners) have been verified. We're also very open to complex income structures of professionals (such as lawyers, architects, surveyors).

Being appropriately pre-approved does not tie you to buying any specific property in any way - it's a global best practice to disqualify unqualified prospects from making the buying process costly for the qualified pre-approved buyers.

Whilst the steps below have been customised when buying from us or any of the DCANS Property Group Sellers, it's generally applicable when buying from any other seller out there.

We have all the time and patience for your homebuying process with us in a safe environment, BUT please note that we DON'T discuss any property details UNTIL your proof of employment and/or regular net monthly income above our minimum threshold of GHs5,000 have been verified, in line with our operational efficiency policies and AML/CTF & KYC compliance.

STEP 1: SELF ASSESSMENT (FINANCIAL PREPARATION)

Financial Preparation is the very first stage of any proper buying process, and this involves you assessing your current income and expenses, to understand how much home you can afford to comfortably buy. Most people erroneously go property hunting before they even get financially ready. We don't allow that (misplaced priority), in our quest to meet our objectives of providing affordable homes at affordable prices for qualified prospective buyers and not mere talkers.

Mere talk doesn't buy a home - money does, and you need to have a personal conversation with yourself to determine whether you're even ready to buy a home or not.

If your current net monthly income alone is below GHs5,000, we encourage you to join forces with a qualified co-buyer (eg: spouse, direct sibling or parents or children - and not friends or extended family). You do that discussion with your joint buyer at this stage.

You need to have built an emergency fund of at least 6-12 months of your net monthly income in a liquid or semi-liquid custody accounts with a regulated financial institution, before you can consider yourself ready for home ownership - IF you find yourself living hand-to-mouth, you're obviously not ready to buy a home and please don't contact us !!

You can educate yourself on our free self-assessment guidance provided here, before you proceed with the next steps below.

STEP 2: PRE-APPROVAL

• It is only after you have done your own self-assessment and pre-qualified yourself are you required to now apply to us to buy any of our units. There is no need to contact us when you multiple 50% of your net monthly income by remaining active working months before retirement is below GHs400,000 !!

• After you have self assessed and qualified yourself, the first with us is to apply to get pre-approved to buy. AML/CTF & KYC Compliant.

With the exception of a one-time onboarding fee (covers verification of proof of permanent employment and net monthly income above GHs5,000 checks), there are no other mandatory payments until your unit is ready for handover and/or move-in (if not yet ready), UNLESS you're making some changes to our preset designs that will require us to modify the drawings and/or seek a new building permit.

• The small pre-approval fee we charge here is even refundable if you decide not to buy from us anymore and you did not make any false representation in your proof of employment and regular monthly income above our minimum threshold.

• At this stage, you demonstrate proof of permanent employment in Ghana or abroad and with verifiable net monthly income above GHs5,000 or $1,500/mo.

• We don't need payments from you to start and/or complete our projects. Productive use of our time, personnel and your ability to repay us comfortably now and in the future is more important to us that any upfront fee required or any useless meetings. Please don't apply if you don't qualify, and if you qualify but don't satisfy this first step you cannot proceed.

Duration:

7-30 days

STEP 3: SELECT PROJECT TO VIEW IN-PERSON

• You cannot come to step 3 until you have completed step 2. Once you have been pre-approved, you can login with the valid details we will provide you via email. After login, you can then make your affordable housing reservation at no deposit.

• Our platform allows you to select any qualified property within your buying capacity, and submit to us to schedule in-person viewing or site tours for you.

STEP 4: SUBMIT VIEWED PROJECT TO BUY

• You cannot start step 4 without completing step 3.

Once you have viewed the project or site in-person, you can then go ahead and formally submit the property you have settled on for approval. We will allocate to you a dedicate customer account manager at this stage, who will handle all your affairs, from pre-move-in to post-move-in until you have finished paying off your property. This person will be your first point of contact with us.

No reservation deposit is required with us, as applies with most other developers who charge mostly a non-refundable amount of $5,000, just to reserve the property and then will still require the property buyer to be making part-payments of the property purchase price as construction continues, until completion.

It is not required that you make any reservation deposit after any site tour, unless you want to make some modifications to our designs. Learn more about our No Reservation Fees.

Duration:

It takes 2-12 Months for Selected Houses to be ready.

6-24 months for Apartments to be ready for occupation

STEP 5: FINANCING OPTION CONFIRMATION & PAPERWORK SIGNING

Built into our one-stop DCANS Affordable Housing Programme, are two(2) direct financing options: Rent-to-Buy and Direct Mortgages: There's a difference between the two, so kindly take note.

Our affordable housing units are mainly delivered on off-plan basis but with no construction financing from the prospective buyer, as demand always outstrips supply (1.8 million national housing shortage)

STEP 6: MOVE-IN

Once your viewed unit is ready for move-in, you will be alerted, and you can choose whichever date you want to move in. We do a final walkthrough at this stage and hand over all relevant property documentation (including appliance instruction manuals) to you:

Final walkthrough happens here.

We hand over al the applicable paperwork:

- Architectural Drawings

- Bill of Quantities (BoQ)

- Home Appliance & Electronics Manuals

- etc
