Mortgage Advantage
We offer both normal no upfront fee selling option as well as upfront fee required selling option. Of the upfront fee required selling option, we have both the Guaranteed Property Sale (GPS) and Non-Guaranteed Property Sale option.
A. WHAT IS GUARANTEED PROPERTY SALE ?
Guaranteed Property Sale is a property-selling arrangement where a seller receives a contractual commitment that their property will be purchased or sold within a specified timeframe, subject to agreed conditions. The exact meaning depends on the company offering it.
In practice, it works as an example provided below....
B. REAL WORLD EXAMPLE
Example 1: A homeowner lists their property for $300,000 with a us. They choose the Guaranteed Property Sale (GPS) option that states if the property does not sell within the selected GPS Period, we will buy it at 30% Below Market Value (BMV)for $270,000.
C. STEPS INVOLVED
It's a simple process...
STEP 1: SELLER SUBMITS PROPERTY
You simply submit it to us via our online form here. Applicable fee must be paid at this stage.
STEP 2: PROPERTY DUE DILIGENCE & VALUATION
Proof of Ownership are confirmed.
Property valuation is also scheduled and
The property is assessed and a likely sale price is established.
STEP 3: GPS CONTRACT SIGNING
Once we have the valuation report, we will provide a GPS Contract, which will state the BMV price after applying the 30% discount on the valued price.
GPS Period can be rolled over up to a year without the applicable fee deferred (and deducted from the final sale proceeds), after which the seller either accepts our pre-agreed BMV offer or re-listed afresh with new due fees.
STEP 4: MARKET SALE OR GUARANTEED SALE STAGE
Option 1:
If the property is sold at market or valued price, we remit or facilitate the sale price. We are due 5% platform fees, which will be deducted from the sale proceeds and balance remitted.
Option 2:
It doesn't sell at open market, and the seller agrees to go ahead with the pre-agreed GPS Sale. No 5% platform fee required.
D. PARTIAL PAYMENT ACCESS OPTION
If you need part-payment of the potential sale proceeds ahead of actual sale, this property must be vacant and handed over to us before we will make available some portion of the future sale proceeds available to you now.
This will only be possible after we have the valuation of the property and you have signed the GPS Agreement.
