2. Non-Litigation Status (Court Registry)

3. Unencumbered Status (Bank of Ghana Collateral Registry): Proof that property hasn't been used as a collateral, except sell-off with a mortgage lien.

4. Proof of valid building permit, if it's a new build (typically less than 5yrs old)
